The Kingly Condos’ proposal calls for 60 one bedroom units; 2 one-bedroom plus den; 46 two-bedroom dwellings; 14 two-bedroom plus den; 11 three bedroom suites. All featuring open concept layouts and expansive windows and balconies, allowing for sensational views of the city’s skyline. Floor plans vary in in sizes, starting from 424-sq-ft., to 2,801-sq-ft. There will also be approximately 5,425-sq-ft., of indoor amenity space that is proposed on the first, second and rooftop floor of the residential building. All the amenities are yet to be determined.
The outdoor amenity space will consist of a small terrace that measures roughly 1,119-sq-ft., and will be situated on the top floor of the building adjacent the indoor amenity space. A recommendation was put forth to include an overhead pedestrian walkway, which would connect the 4th floor of the proposed office component of the development to the rooftop of the residential building. The rooftop of the is scheduled to be used as a rooftop amenity space for the office employees as well. In addition, there will relatively be 113 vehicular parking spaces that will be provided, 84 of which will be for commercial use and 29 spots for tenants of the building, it’ll be sheltered in a three-level underground parking garage. Parking is available for sale to all 2 bedroom buyers over 650-sq-ft.
One defining characteristic of the development, will be at street level, in which there will be laneways and woonerfs surrounding and running through the entire site. They will be paved with red bricks to match that of the building's base, adding more texture, character and appeal. The woonerfs will also offer entry to several key features within the development and will help navigate future residents, employees and pedestrians.
